M&T Bank is a large regional bank based in the northeast section of the country. M&T Bank has over 725 branches with current assets of over $80 billion. The bank has locations throughout New York, Maryland, Pennsylvania, Washington, D.C., Virginia, West Virginia, New Jersey, Florida, Delaware and Toronto, Canada. M&T Bank has a strong community focus in the areas in which they do business.
M&T Bank offers mortgage financing to clients and also services mortgage loans. When loans become default, M&T Bank will acquire bank owned properties through foreclosure. When M&T Bank takes ownership of a property through foreclosure, it becomes REO or “real estate owned”.
M&T Bank has several methods by which they sell foreclosed properties. The first opportunity to purchase a M&T Bank foreclosure is at the sheriff or trustee sale. Each state has a process they utilize to turn ownership of a default property over to a lender. This usually occurs at a public auction where anyone can buy the property–including the bank. Most of the time, the bank is the highest bidder for the property. M&T Bank encourages people to outbid them at the public foreclosure sale and currently provides a $500 incentive for buyers to do so. M&T Bank provides a list of the properties and their maximum bid in advance of the sale.

Often times, however, this is risky for a buyer as a property could be occupied and may not be financeable. Due diligence on behalf of a buyer is very important when purchasing a property at a foreclosure auction.
If the bank becomes the owner of the property at the foreclosure sale or through other means (such as a deed-in-lieu of foreclosure), the bank will work with a local real estate agent to sell the property. This is the type of sale that most buyers are accustomed to on the fair market. M&T Bank will hire a real estate agent who will in turn market the property on the local MLS system. This type of sale is common.
M&T Bank offers several tools that are valuable to buyers looking to purchase a M&T Bank foreclosed property. M&T Bank’s REO website (located at this link) provides lists of properties available on the fair market, properties going to public foreclosure auction and properties that are coming soon. Buyer’s can also register for email alerts to be notified in advance of properties coming up in their area. Registering for a buyer profile on the M&T Bank site is free of charge.
